Leasehold Model

  • The property is owned by the developer/operator of the senior living community and given on lease to the seniors for a specific time period. Once the tenure is over, the property is either returned back to the Service Provider or else, you can get the lease renewed at the end of the lease period.
  • The lease cost depends on the dwelling’s size and the general market price in that locality.
  • The lessee can always be assured of ideal services and care.
  • It offers flexibility as the lessee gets to choose the lease term in accordance with their age. Hence, this is an ideal option for super seniors as they need not worry about property management or any other related tasks.
  • Most of the banks will not finance a property if the lease period is less than 30 years.
  • Pre-closing of the contract of lease can be done at mutually agreed terms.
